Columbus Property Tax Calculator

Estimate a Muscogee County bill with or without the homestead exemption.

Estimate a Columbus, Georgia (Muscogee County) property tax bill with or without the homestead exemption. Georgia taxes 40% of a home's fair market value, and the bill is that assessed value, minus exemptions, times the millage rates. Everything is worked out on this page from the numbers you enter, and nothing you type is saved.

Your numbers

The value on your annual assessment notice, mailed in May, or on your tax bill. If you only know the assessed value, divide it by 0.4. The starting number is only an example.
The Columbus government's net maintenance and operations rate for 2026, from its five-year property tax history: 15.15, 9.17 and 8.27 mills. Your bill lists your district.
Muscogee County School District's rate is on your tax bill and assessment notice. We could not confirm the current rate from a public source, so we leave it for you to enter.
The homestead exemption does not apply to bond millage. Leave at 0 if your bill has none.

How the estimate works

Georgia taxes property at 40% of fair market value as of Jan. 1. A mill is $1 of tax for every $1,000 of taxable value. The calculator takes the assessed value, subtracts the homestead exemption and the 2026 relief grant, and multiplies by your rates. The standard homestead exemption is taken from maintenance and operations taxes, not from bond taxes, so the calculator keeps bond millage separate.

This calculator does not include other exemptions, such as the elderly, disabled veteran, floating homestead or surviving spouse exemptions, or any limit on how fast your assessed value can rise. If you have one, your bill will be lower. The Board of Tax Assessors lists them all on its homestead exemptions page.

Where to find your numbers

Your fair market value is on the assessment notice mailed in May. Each tax line and rate is on the bill mailed Sept. 1. To file for homestead or ask about your bill:

Columbus Times is not a tax advisor, and this tool is not the Tax Commissioner's bill. For a decision about your own taxes, check with the Tax Commissioner or the Board of Tax Assessors. We plan to add an address search that fills in your district once we can confirm the county's data.
